Town of Mendon Zoning Permit Fee Schedule

The following fee schedule applies only to new construction.  The applicant should not include existing square footage in the calculations.

(a) The Town charges a $7.00 recording fee for each zoning permit or certificate of occupancy application.

(b) For a single-family dwelling the fee is $100.00 plus $0.10 per square foot.

(c) For a two family dwelling the fee is $200.00 plus $0.10 per square foot.

(d) For a Multi-family dwelling of three to nine units the fee is $100.00 plus $0.10 per square foot.

(e) For a Multi-family dwelling of ten to thirty units the fee is $80.00 plus $0.10 per square foot.

(f) For a Multi-family dwelling of over thirty units the fee is $60.00 plus $0.10 per square foot.

(g) For Commercial dwellings such as Hotels, Motels and Lodges the fee is $40.00 per lodging room plus $0.10 per square foot.

(h) For Commercial establishments such as offices, retail stores, craft shops, post office, public assembly use, school, church, personal services, community center, and museums the fee is $200.00 plus $0.20 per square foot.

(i) For Commercial establishments such as restaurants, lounge, nightclub, private club, auto service station, light industry or public utility the fee is $200.00 plus $0.20 per square foot.  Additionally, there is a fee of $50.00 per 1000 linear foot for any utility (water, sewer, power etc.) lines.

(j) For Commercial establishments used as an outdoor recreational facility the fee is $100.00 plus $0.02 per square foot.  Additionally, there is a fee of $50.00 per 1000 linear foot for ski lifts, ski trails, snowmaking or golf courses.

(k) For Agriculture/Forestry an extraction of earth materials and fill permit the fee is $100.00.

(l) For Mobile Home Park the fee is $250.00 plus $50.00 per unit.

(m) For additions to existing dwelling units, accessory uses (decks, outbuildings, gazebos, swimming pools, tennis courts etc.) and Mobile Home Move-ons the fee is $50.00 plus $0.10 per square foot.

(n) For Signs the fee is $25.00 for the first 36 square feet plus $25.00 for each additional 30 square feet.

(o) For a Certificate of Occupancy the fee is $50.00.

Penalties:  All fees shall be doubled in cases where land development, construction or change of land use has begun without the appropriate zoning permit having been issued.

Planning Commission hearings

(a) Site Plan Review $200.00                (b) Site Plan Amendment $100.00

(c) Site Plan Minor Status $50.00          (d) PUD Hearing $200.00

(e) PUD Amendment $100.00               (e) Subdivision major $200.00

(f) Subdivision minor $100.00

Zoning Board of Adjustment hearings

(a) All appeals of Zoning Administrative officer $100 plus the cost of the required public warning.

(b) All Conditional Use appeals for single family homes $80 plus the cost of the required public warning.

(c) All Conditional Use appeals not covered in (b) $200 plus the cost of the required public warning.

(d) All variances $100.00 plus the cost of the required public warning.
